RESIDENT MANAGER

 

Maui Sunset is a premier oceanfront condominium featuring 224 units in Kihei, Hawaii. We are seeking a full-time, salaried Resident Manager to work closely with our Board of Directors and homeowners to oversee the operations of our Association of Apartment Owners (AOAO) and maintain the exceptional quality of our community.

This role is ideal for a seasoned professional with strong leadership experience, sound business judgment, and a commitment to service excellence. The successful candidate will demonstrate integrity, discretion, and the ability to build productive relationships with a wide range of stakeholders.

Position Overview

The Resident Manager (RM) is responsible for the overall management of property operations, including supervision of office staff and maintenance personnel. The RM provides leadership in financial oversight, project management, and strategic planning while ensuring efficient day-to-day operations.

This position requires residency on-site in a two-bedroom condominium provided by the AOAO, as well as availability for evening and weekend emergency response.

Key Responsibilities

·       Oversee daily operations of the property, including administrative and maintenance functions

·       Lead, supervise, and develop staff; conduct performance evaluations and address personnel matters

·       Manage vendor relationships, including selection, contracting, and performance oversight

·       Develop and manage annual budgets in the multi-million-dollar range

·       Plan and manage capital improvement and maintenance projects

·       Advise the Board of Directors on operational, financial, and strategic matters

·       Ensure compliance with governing documents (CC&Rs, Bylaws) and applicable regulations

·       Identify opportunities to enhance property value and operational efficiency

·       Maintain clear, professional communication with homeowners, Board members, vendors, and agencies

Qualifications

·       Minimum 5 years of experience managing AOAOs or in a comparable leadership role in hospitality, property management, or resort operations

·       Demonstrated experience managing complex projects and multi-million-dollar budgets

·       Proven ability to lead teams, including hiring, coaching, mentoring, and performance management

·       Experience working directly with Boards of Directors

·       Strong financial acumen, including A/R and A/P oversight

·       Excellent written and verbal communication, negotiation, and interpersonal skills

·       High level of organization, problem-solving ability, and attention to detail

·       Proficiency with standard business software (e.g., Microsoft Office Suite, Zoom) and database systems

·       Knowledge of Hawaii condominium governance and operations preferred

Education & Experience

Bachelor’s degree required (or equivalent professional experience)

Prior Resident Manager experience strongly preferred
