ROLE
The Sales floor TO plays a critical role in the closing phase of the timeshare sales process. The TO supports front-line sales agents by taking over qualified guests (“tours”) at the end of presentations to finalize and close sales transactions. This role requires expert knowledge of product offerings, financing options, company policies, and closing techniques to convert qualified prospects into owners
RESPONSIBILITIES
- 1. Sales Closing and Conversion
- Assume control of guest interactions from the sales representative after initial presentation (“takeover” or “turnover” phase).
- Assess the guest’s needs, objections, and readiness to purchase; tailor closing strategy accordingly.
- Present final offers, incentives, and financing solutions to secure the sale.
- Negotiate pricing, terms, and contract details within company guidelines.
- Execute necessary documents to finalize the sale accurately and efficiently.
- Sales Support and Coaching
- Partner with front-line sales agents to evaluate each tour’s progress and determine appropriate TO timing.
- Coach sales agents on presentation flow, objection handling, and transition techniques to improve tour-to-sale ratios.
- Provide feedback to management on sales team performance, guest patterns, and opportunity areas.
- Compliance and Documentation
- Ensure all contracts, credit applications, and related documents are completed correctly and comply with legal and company standards.
- Maintain adherence to state and federal timeshare sales regulations, disclosure requirements, and ethical practices.
- Verify guest understanding of ownership details, fees, and financing before finalizing sale.
- Maintain communication with every agent ensuring they know what is expected of them daily, weekly, and monthly.
- Ensuring that all agents follow set sales process.
- Responsible for providing coaching and assistance to salesroom.
- Contribute to team effort and maintain inter-group workflow by fostering a spirit of cooperation.
REQUIREMENTS/QUALIFICATIONS
- Must have 2 years timeshare sales experience and preferred previous closing experience.
- Must have effective oral and written English communication skills.
- Must be able to maintain a calm friendly demeanor while interacting with team, guests, and management.
- Required to obtain or have a Hawaii Real Estate License.
- Must possess a high school diploma or equivalent.
- Must be at least 18 years of age.
REVENUE/BUDGETARY/STAFF RESPONSIBILITY
- No budgetary responsibility.
