Job Description

Under the direction of the Leasing Director and Manager, this position is responsible for lease renewals for the affordable housing units at Hale Makana o Waiale, including qualifying to move in. Summary of Essential Job Functions  

  1. Responsible for overall co-ordination of the renewal process for current tenants in the affordable housing in Wailuku.
  2. Sends renewal notices to tenants 60 days prior to annual lease renewal date.
  3. Reviews the renewal update application forms and requests the required documents.
  4. Communicates with the tenants regarding the annual re-certification process.
  5. Sends out required verifications for annual re-certification process.
  6. Prepares annual re-certification documents for Leasing Director/Manager’s review and approval.
  7. Updates and maintains tenants’ folders and computer database ensuring accuracy.
  8. Communicates with Accounting and Security personnel regarding any tenancy compliance issues.
  9. May pre-qualify and move-in new tenants as directed by the Leasing Director/Manager.
  10. Other duties may be assigned by Leasing Director/Manager.

Minimum Educational Requirements

  1. High School diploma or equivalent; prefer 2 yr A.S. degree
  2. 1 year office accounting experience.
  3. Certificate eligible as a Certified Occupancy Specialist by National Center for Housing Management (NCHM).
  4. Certificate eligible as a Certified Credit Compliance Professional by Spectrum.

 Abilities Required

  1. To read, write and comprehend the English language.
  2. To interact with clients from all walks of life and from all backgrounds, withholding judgment and treating all with fairness and respect.
  3. To effectively communicate, present information and respond adequately to questions from tenants and peers.
  4. Proficient in Microsoft Office suite and utilize a desk top computer for basic word processing and data entry functions.
  5. Excellent organizational skills.
  6. Active listening and verbal skills.
  7. Act at all times with honesty and truth
